What Does a Swimming Pool Survey Include?
You find the house. There's a pool in the garden. The estate agent describes it as "a fantastic additional feature" and the listing photos make it look immaculate. But what's actually going on beneath the waterline, inside the plant room and under the pool surround? A standard home survey won't tell you. Your conveyancer won't tell you. The only way to know is a specialist swimming pool survey, and this is exactly what one covers.
Why a Standard Building Survey Isn't Enough
A residential building surveyor is qualified to assess bricks, mortar, roofs, drainage and the fabric of a house. A swimming pool is an entirely different system — structural shell, water chemistry, circulation equipment, heating, filtration, electrical components, safety features and plumbing all need specialist knowledge to assess properly. The average building surveyor will either skip the pool entirely or note it as "outside scope" in their report.
That's a problem when you consider that an indoor pool can represent 7 to 20% of a property's value. Undetected structural issues, outdated or non-compliant equipment, or a slow leak in the shell can translate into costs that run to tens of thousands of pounds after you've exchanged. A specialist pool survey is designed to find these things before you commit.
What the Survey Covers
Swimming Pool Surveys carry out comprehensive independent assessments that work alongside your standard home survey. The inspection covers the full pool system rather than just the visible surfaces. That includes the structural condition of the pool shell, the state of the water (chemistry, clarity, safety), the filtration and circulation equipment, heating systems, lighting and electrical components, pool surrounds, safety measures and any associated plant room or equipment housing.
The survey also looks at maintenance requirements and helps you understand what ongoing running costs are likely to look like — which is genuinely useful information when you're deciding how to structure an offer, or whether to proceed at all.
Following the inspection, a comprehensive report is delivered within 5 working days, giving you clear, detailed findings you can act on or negotiate with.
Leak Detection
Leak detection is a separate specialist service that Swimming Pool Surveys also provide, for both domestic and commercial pools and spas — indoors and outdoors. If a pool is losing water, tracing the source requires equipment and techniques that go well beyond a visual inspection.
The methods used include pressure induction testing, leak dye detection, trace gas detection, ultrasonic leak detection, Leakalizer technology, hydraphonic testing, crack injection, and electronic scanning for liner and fiberglass shell leaks. Where a small repair can be made on the site visit — a liner patch or sealing a small crack, for example — the team will often be able to address it there and then, with referrals to installation contractors for anything requiring more substantial remedial work.
Underwater Services
For pools that need an inspection without draining, or where access to the shell is required, Swimming Pool Surveys also offer underwater services — dive inspections, reassurance checks and pool maintenance work conducted in the water. This is particularly useful for commercial pools or for homeowners who want a condition check without the disruption and cost of emptying the pool.
Professional Accreditations
Swimming Pool Surveys are members of SPATA, BISHTA, ISPE, CIMPSA and PWTAG — the main professional bodies governing pool and spa standards in the UK. With over 25 years of experience, the team covers the whole of the UK, including Scotland, Wales and Ireland, as well as international coverage across Spain, Italy, France and Germany.
Don't Exchange Without a Survey
If you're buying a property with a pool and you haven't had a specialist survey, you're taking on an unknown liability. It may be nothing. It may be significant. A survey gives you the information to make the decision properly.
